I work with homeowners in Edmonton and the surrounding area

who are thinking about selling and want to look at a few different options

before jumping into the traditional route.

Selling your home is a big decision, and it doesn’t have to feel overwhelming.

If you’re looking for something a little more simple and personal, this might be worth exploring.

Thinking about selling your home… and wondering what your options are?

Zero pressure. Just a conversation.

A more personal approach

Hi, I am Erin.

I work with homeowners in Edmonton and the surrounding area who are looking at options outside of listing their home the traditional way.

Selling a home is usually not just about the house. There’s almost always something else going on in the background, whether it’s timing, finances, or just life in general.

That’s what I focus on first.

Every situation is different, so I don’t come into conversations with a one-size-fits-all approach. I take the time to understand what’s going on and what would actually make sense for you.

A lot of the homes I purchase end up becoming long-term homes for people working toward ownership, which is always nice to see.

The first step is just a conversation.

WHAT IT’S LIKE TO WORK WITH ME

A different kind of conversation

around selling your home

When we connect, there’s no pressure to make a decision.

It’s just a conversation about what’s going on, what you’re trying to figure out,

and what would actually feel like the right next step for you.

From there, we can look at what might make sense… or not.

You won’t be rushed into anything
Some conversations move forward. Some don’t. Either way, you’ll leave with more clarity than you came in with.

Honesty, not a pitch
If something makes sense, I’ll tell you. If it doesn’t, I’ll tell you that too.

You’ll have space to think and ask questions
No expectation or pressure to decide on the spot. You can take your time and figure out what feels right.

We’ll look at the whole picture
Not just the house… but timing, finances, and what actually matters to you.

You’ll feel heard, not handled
We start by understanding your situation and what you’re looking for.

Walk away with a clearer direction
Even if we don’t move forward, you’ll have a better sense of what your options look like.

For most people, this is new.

It helps to have a conversation where you can step back, look at

your options, and decide what actually makes sense for you.

If we ever choose to move forward, everything is handled through a real estate lawyer.

SITUATIONS I OFTEN HELP WITH

Selling doesn’t always fit into a standard box

Every homeowner I speak with is navigating something a little different.

Sometimes it’s timing. Sometimes it’s finances. Sometimes it’s just a feeling that

something needs to change.

You don’t need to have everything figured out before reaching out. Most people don’t.

1

You’re going through a separation or divorce
And figuring out what to do with the house feels heavier than everything else combined.

2

You’re behind on payments or starting to feel the pressure
And every month is getting a little more stressful than the last.

3

You’ve been trying to sell, and it’s just not moving
Showings, price drops, waiting… and still no real traction.

4

You need to move for work or a life change
And after fees and commissions… there might not be much for your pocket.

5

You inherited a property you weren’t planning on
And now you’re stuck making decisions you didn’t ask to be in.

6

You’re thinking about retiring and want steady monthly cash flow
Something that just feels easier and makes sense for this next phase.

7

You’ve got a house you don’t really want anymore
And it’s just sitting there… costing you money and taking up space in your head.

8

You just want something simple and done
No drawn-out process… no back and forth… just a clean way to move on.

Whatever your situation looks like, the first step is simply a conversation.

If you’re thinking about selling, it might be worth a conversation

Whether you’re ready to make a move or just starting to explore your options, we can start with a simple conversation.

You can share what you’re thinking, ask questions, and get a better sense of what might work for you.

There’s no pressure, no expectations, and no commitment.
